Plenty of villas advertise fourteen beds. Few offer five bathrooms to serve them.
Five bedrooms
Each with its own bathroom. Nobody shares, nobody waits their turn in the morning. It is the most concrete difference from a villa advertising the same capacity.
No sofa beds
The fourteen places are real places, in real bedrooms. No sofa bed in the lounge, no spare bed slipped into a study to reach the advertised figure.
The studio
A self-contained studio on the villa's lower level sleeps up to four additional people — nanny, chef, housekeeper, or family. The total never exceeds eighteen.
One group only
The villa is let as a whole and takes one group at a time. The 530 m² and the 5,300 m² of grounds are yours from Saturday to Saturday.

Fourteen, not sixteen
Capacity is firm. Any excess must be declared and agreed before arrival — a matter of insurance and of what the installations actually take, not a formality to be settled on the day.
Two levels, several terraces
The bedrooms are spread over two levels and the living spaces extend onto several terraces. At fourteen, you cross paths when you choose to rather than because you must.
What it really allows
The lower-level studio is self-contained. It houses household staff without taking a bedroom from the group: that is what makes a resident chef or a nanny possible without reducing fourteen guests' comfort to that of twelve.

How many people can sleep at Villa Terra?
14 people in the villa, across five bedrooms. A self-contained studio on the lower level sleeps up to four additional people, taking the total to 18 maximum. That limit is firm and any excess must be declared before arrival.
How many bedrooms and bathrooms are there?
Five bedrooms, each with its own bathroom, one of them a children's room. This is what sets Villa Terra apart from most villas advertising the same capacity: at fourteen, nobody shares a bathroom.
Are sofa beds used to reach fourteen?
No. The fourteen places are distributed across the five bedrooms. There is no sofa bed in the lounge and no spare bed installed in a room that is not a bedroom. The advertised figure matches the actual beds.
What is the studio for and who can stay in it?
The studio is on the villa's lower level and is self-contained. It takes four people at most: household staff — nanny, chef, housekeeper — or family. It allows staff to be brought in without taking a bedroom from the group.
Can we come with more than eighteen?
No. Eighteen is the absolute maximum, studio included. Capacity is tied to insurance and to the real sizing of the installations. A request above that number cannot be accepted.
Does the rate change with the number of guests?
The rental rate is for the whole villa, whatever the number of occupants: €10,906 to €20,505 a week depending on the season. Only the tourist tax, at €4.40 per person per night, varies with the number of guests.
What does that come to per person?
At fourteen over seven nights, all in: €856 per person in low season and €1,542 at August peak, that is €122 to €220 per person per night. The breakdown is on the Rates page.
