Immediate neighbours, traffic past the gate, beach noise through the day, exposure to wind and salt. In July and August a seafront villa lives through the saturation of the beach it borders.

Ten minutes by car to swim, and no dropping down to the water on a whim. It is the one real constraint, and it is daily: better to know it before booking.

Ten minutes, twice a day

That is the price, and it is exact: ten minutes to reach Saint-Cyprien or Cala Rossa, ten to come back. For fourteen people that means two cars or a transfer. If your stay consists of moving between pool and beach every hour, a seafront villa will suit you better — we say so plainly.

What cannot be recovered

A badly placed villa cannot be corrected. On the heights there is no sign, no direct neighbour and no beach road past the gate. The 5,300 m² are entirely enclosed and the villa takes one group at a time. That is why management committees work here behind closed doors.

The season

Why the gap widens in August

From eleven to five in July and August, the southern beaches and their approaches are saturated. A seafront villa lives that crowd; a hillside villa watches it from a distance and goes down at seven in the morning or six in the evening. August is the month when choosing the heights pays most.

Is Villa Terra at the water's edge?

No. The villa is on the heights of Lecci, about ten minutes by car from the beaches of Saint-Cyprien and Cala Rossa. It is a deliberate choice: the return is the complete absence of overlooking, passing traffic and beach noise, across 5,300 m² of enclosed grounds.

How long does it take to reach the beach?

Ten minutes to Saint-Cyprien and Cala Rossa, both in the commune of Lecci. Fifteen to Santa Giulia and Porto-Vecchio, twenty to Palombaggia, twenty north to Pinarellu. A car is necessary; for fourteen people, allow two, or a transfer.

Do we really need a car?

Yes, that is the real constraint of this choice. The villa is away from shops and beaches. The concierge arranges transfers from Figari (€480) and can book hire cars, but a stay without a vehicle would be uncomfortable.

Is it cooler on the heights?

Nights are cooler than at the seafront, and the villa is air-conditioned throughout. In July and August it is a comfort you notice at bedtime.

Isn't the seafront better with a family?

It depends on the children's age and the rhythm you want. If the plan is to alternate pool and beach several times a day, a seafront villa is more practical. If the plan is a house you stay in, with one trip to the beach a day, the heights offer a quiet no seafront villa can match.

What difference does it make in July and August?

A great deal. Between eleven and five, the southern beaches and their access roads are saturated. A seafront villa takes that crowd head on; from the heights you go down before ten or after five, and the rest of the time the property is silent.
